Where the numbers work on a cost basis rather than GDV, specialist lenders will fund up to 85% of total project costs — day-one land draw plus 100% of build costs drawn in stages.

This is not the same product as our standard 65% LTGDV facility. It suits developers with strong schemes, strong margin, and limited equity to deploy upfront.

Important: LTC-based lending is assessed on build cost and margin — not end value. GDV remains the exit, but the loan quantum is tied to what you spend, not what you sell for. Tell us your full cost stack.
